1. Architect Visit
Our office will contact you to arrange a mutually convenient time for our Architect to carry out a structural survey and discuss any queries you may have at this stage, note at this stage a deposit will be required to administer building regulation and architects fees these are already included in the initial proposa
2. You Approve
Professional, architectural plans are put together and sent to you for your final approval. You have the final say on everything.
3. Building Control Approval
Once you’ve signed off your Design, we send it to a Structural Engineer who produces a structural drawing vital for your build. All drawings are then submitted by us for Building Consent.
4. 3D Design Service
Once your Architectural plans have been approved our 3D Designer will bring your ideas to life, so you can view your loft conversion from every angle before work commences. Whatever you need we’ll go the extra mile to make sure you’re happy with your loft conversion plans.
This will also come in handy when you decide the fixtures and fittings of your new loft conversions, everything will be planned out and chosen before the work commences, please note this will not affect later additions during construction of your loft conversion if needed.
As a Regency customer you have the option to match all of your home’s current fixtures and fittings such as: flooring, wall coverings, tile, siding, paints etc. You may also choose mouldings, windows, doors, appliances, and fixtures matched to your selections. If needed, our 3D software will “fill in” selections that have not been decided upon
with materials that complement your colours and styles.

5. Customer Portal
We use specialist cloud-based software to manage your project – from estimate through to warranty. You will receive job reports at each, and every stage of your loft conversion as listed in the schedule of works section of the proposal, this will enable you to keep up to date with the progress of your loft conversion You can access a personalised customer portal to keep track of your project every step of the way. 6. Party Wall
Before work can commence on your build you must gain approval from any neighbours who share a party wall. It’s best to do this as soon as possible – Regency will refer you to trusted specialists if you wish.
7. Pre-Start Contact
Three to six weeks before construction commences our office will contact you to double-check all your choices and answer any questions concerning the build itself.
8. The Perfect En-Suite
If you’re adding a bathroom or en-suite to your new loft conversion, it’s great to choose well before your build starts, this will ensure your loft conversion will be built on time with no delays. We have a preferred supplier which we regularly use which offers a vast array of bathroom fixtures and fittings including tiles as well as wet-rooms and underfloor heating systems at very competitive prices.

9. Your build commences
When you’re ready we begin the building work, supplying you with a dedicated team and project manager. See our CONSTRUCTION PROCESS page.
Inspection of your work will be carried out by your local authority Building Inspector at set intervals as works progress to ensure that your project is carried out in accordance with the approved set of plans and calculations.
Commencement/Structural Inspection
Steelwork and main timber structure
Insulation Inspection
Insulation to all fabric elements of the loft
Final Inspection
All works completed to a plastered finish, and 2nd fix completed with drainage, mechanical ventilation and heating systems operational.
Certification Required Upon Completion:
Part P – BS7671 Electrical Installation Certificate
Regulation B1 – Certificate confirming satisfactory Installation and
commissioning of automatic fire detection/alarm system certificate Commissioning of any Sprinkler/Suppression Systems (if applicable)
This ensures that we are building in accordance with every possible building regulation, and you are guaranteed quality.
A completion certificate will be issued by Building Control when the works are finished. This can be supplied to your lender if required or kept with your records in case of future re sale of your property.
The completion certificate proves that all work was carried out to the prevailing building and fire regulations at the time the work was completed and was inspected by a local authority Building Control inspector accordingly.
Please note that Building Control Inspection fees are not included in the quoted cost and are to be paid by you direct to Building Control. Regency Loft Conversions will submit all relevant paperwork to building control on your behalf. The inspection fees are normally paid to your local authority when the commencement notice is served for your project.
