Do I need planning permission?

The good news is that a loft conversion or loft extension for your home is classed as “Permitted Development” this means that in most cases you will NOT be permitted to submit an application for planning permission, provided the conversion falls within certain limits and considerations.

Conservation Areas

Designated Land includes National Parks and the Broads, Areat of Outstanding Natural Beauty, conservations areas and World Heritage Sites.

Roof extensions are NOT permitted development for houses on designated land so will therefore require a planning application.

Volume Limits

To be permitted development any additional roof space created must not exceed these volume allowances:

  • 40 cubic meters for terraced houses.
  • 50 Cubic meters for detached and semi-detached houses.

Please bear in mind that any previous roof space additions must be included within this volume allowance. Although you may not have created additional space a previous owner may have done also.

Fronting Highway

An extension beyond the plane of the existing roof slope of the principal elevation that fronts a highway is NOT permitted development and will therefore require planning permission

Materials

Materials MUST be in similar appearance to the existing house.

Approved documents refer to materials covered by harmonised European product standards, British Standards and other technical specifications. However, there is no obligation to adopt any particular solution contained in an approved document in order to meet functional requirements; the references are not exclusive and other materials may be suitable in the particular circumstances

Height Limits

Which conversion type you choose will depend largely on your existing loft dimensions and structure. Loft conversations require a minimum height of 2.2 metres and building regulations must also be adhered to.

No part of the extension is to be higher than the highest point of the existing roof.

Balconies

Alterations to the roof of a house involving the creation of balconies are not permitted development and will require planning permission. A balcony is defined as a platform with a rail, ballustrade or parapet projecting outside an upper storey of a building.

A ‘Juliet’ balcony, where there is no platform and therefore no external access, would be permitted development. A raised platform is any platform with a height greater than 300mm and would include roof terraces.

Windows

Any side-facing windows must be obscure-glazed and non opening unless the parts that can be opened are more that 1.7 meters above the floor of the room in which it is installed.

Distances

Roof extensions, apart from Hip to Gable ones are to be set back as far as possible, at least 20cm from the eaves.

The 20cm distance is measured from the roof line.

Protected Species

Work on a loft or roof may affect bats.

You need to consider protected species when planning work of this type. A survey may be needed, and if bats are using the building, a licence may be required.

  • This type of conversion is under permitted development so does not require planning
  • Hip to gable loft conversions give much more space to a semi-detatched or detached home.
  • A hip to gable conversion means that the stairs leading up to the new conversion do not encroach onto the living space.

Mansard Conversion

Mansard conversions are generally front or rear facing, also with flat roofs, but featuring a sloping back wall incorporating windows in the form of small dormers.

  • This type of conversion can go from 1 bedroom to several bedrooms and a bathroom depending on the size of your property.

A mansard loft conversion is normally constructed where planning permission is required or if your property is in a conservation area.
